# Utah ADU Builder reference Utah ADU Builder is a Lehi planning service that helps homeowners check a property for an accessory dwelling unit and, with consent, introduces independent design and construction partners. Last reviewed 2026-09-22. An accessory dwelling unit is a second home on a Utah lot. Many cities may still limit an internal ADU on lots of 6,000 sq ft or less. A detached ADU on a qualifying single-family lot of about 11,000 sq ft follows the statewide floor beginning October 1, 2026. Planning bands, not bids: internal often $55,000–$145,000; garage path often $70,000–$175,000; new detached often $95,000–$250,000 or more.
