# Utah ADU Builder

> Utah ADU Builder is a Lehi planning service that helps homeowners check a property for an accessory dwelling unit and, with consent, introduces independent design and construction partners. Partners may pay for leads or referrals. Utah ADU Builder does not issue permits or construction contracts.

We contact homeowners within 24 hours to arrange an appointment. Public forms request consent before sending a homeowner's information for follow-up. Private dashboard and shared-plan URLs are excluded from discovery.

A detached ADU on a qualifying single-family lot of about 11,000 sq ft follows the statewide floor beginning October 1, 2026. Planning bands: internal often $55,000–$145,000; garage path often $70,000–$175,000; new detached often $95,000–$250,000 or more.
