Draft terms: ADUs (internal, attached, detached) as a permitted use on single-family lots of 11,000 sq ft or more; one ADU per lot; owner occupancy with exceptions; minimum 90-day rentals; one extra parking space; internal ADUs 400 sq ft to 50% of home; detached ADUs in the rear yard, max 24 ft to the peak, 10 ft side and rear setbacks, no larger than the main home and no more than 25% of the rear yard, no basements, within 150 ft of the road and 500 ft hose-lay of a hydrant. Needs City Council adoption; adoption not confirmed as of 2026-09-24.
State law: detached ADUs from October 1, 2026
Pleasant View is a “specified municipality” under Utah S.B. 284. Beginning October 1, 2026, it must permit one detached ADU as a permitted use on a lot of 11,000 sq ft or more that has a detached single-family home. A plat, CC&Rs, or development agreement can still prohibit an ADU where the zone allows one.
