Garage ADU conversion checklist
An existing roof can save work, but a garage was not necessarily designed as living space.
Check feasibility
- Confirm whether the garage is attached or detached and which ADU rules apply.
- Ask whether removing parking triggers replacement parking requirements.
- Check foundation condition, floor slope, moisture protection and wall framing with your designer.
Budget the work people miss
- Insulation, air sealing, windows and infilling the garage-door opening.
- Water, sewer, heating, ventilation and electrical capacity; a nearby pipe does not guarantee a connection is adequate.
- Fire separation and access for an attached conversion; structural engineering for any new floor above a garage.
Keep choices separate
- Compare converting the existing shell with rebuilding it. Require both proposals to use the same finished scope.
- Do not treat an above-garage addition as the same project as a ground-floor conversion.
- Confirm the available finished ceiling height after adding floor and ceiling assemblies.
Turn the checklist into a project plan
Record each open question, the person responsible, evidence needed and target date. Confirm requirements with the city and your licensed design/build professionals.
