Financing a Utah ADU

Most ADUs are funded with home equity or cash. We do not originate loans — this page explains the patterns we see so you can talk to your lender with a clearer scope and budget.

Educational only — not a loan offer

Product availability and qualification depend on your credit, equity, occupancy, and the lender. Confirm details with a licensed mortgage professional.

Pair this guide with the Utah ADU cost guide and a scoped band from the cost estimator.

Quick path chooser

If

You like your current rate and have equity

Then

Ask about HELOC or home-equity loan first

If

You were already refinancing the primary

Then

Model cash-out against HELOC total cost

If

Detached build needs staged draws

Then

Ask lenders about renovation / construction products

If

Lender won’t count projected rent yet

Then

Bring comps + legal pathway; underwrite conservatively

Rental income in underwriting

Long-term ADU rent can help carry a payment, but lenders vary on how much projected rent they count before the unit exists. Bring a city-legal pathway (internal vs detached), a ballpark from the estimator, and neighborhood comps — not short-term vacation projections if your city limits stays under 30 days for ADU use.

“Underwrite the payment you can carry without rent, then treat ADU income as upside — not the only pillar.”
