Content on the Site—including city guides, eligibility maps, cost estimators, topic pages, calculators, and summaries of Utah ADU rules—is provided for general educational and informational purposes only. It is not legal advice, not engineering advice, and not a substitute for advice from a licensed attorney, design professional, or your city’s planning and building staff.
Zoning, permitting, setbacks, parking, owner-occupancy, and related requirements can change and are interpreted locally. Always verify requirements with the applicable city or county before you design, apply for permits, or build.
Map scores, parcel lookups, cost ranges, timelines, and similar tools are estimates and signals based on available public data and our methodology. They may be incomplete, outdated, or incorrect for a specific lot. Submitting a lead or using the Site does not create a construction contract, design contract, or guarantee that an ADU is allowed or feasible on your property.
Utah ADU Builder is a planning and referral service. With your referral consent, we may share your inquiry with independent ADU partners, who may compensate us for leads or referrals. Partners are responsible for their own proposals, contracts, licensing and services.

We may suspend or limit access if we reasonably believe you violated these Terms or pose a risk to the Site or other users.
If you submit a form or contact us, you authorize Utah ADU Builder to contact you about your inquiry by email, phone, or text at the contact details you provide, including about ADU evaluation, design, and build services. Message and data rates may apply for texts. You may ask us to stop outreach at any time.
The Site’s branding, text, graphics, layout, and original tools are owned by Utah ADU Builder or its licensors. You may view and share links for personal, non-commercial reference. You may not copy substantial portions of the Site for commercial reuse without our prior written consent, except as allowed by fair use or other applicable law.
Public map data and basemap tiles may be subject to third-party licenses (including UGRC / ArcGIS public services and OpenStreetMap contributors).
The Site may rely on third-party hosting, email, mapping, and data providers, and may link to external websites. We are not responsible for third-party content, availability, or practices.
THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, UTAH ADU BUILDER DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS, OR THAT CONTENT WILL BE ACCURATE OR COMPLETE.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, UTAH ADU BUILDER AND ITS OWNERS, EMPLOYEES, AND CONTRACTORS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, DATA, GOODWILL, OR BUSINESS OPPORTUNITY, ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE OR RELIANCE ON ANY CONTENT, WHETHER BASED IN WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), OR ANY OTHER LEGAL THEORY, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US $100). SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS; IN THOSE CASES, OUR LIABILITY IS LIMITED TO THE FULLEST EXTENT PERMITTED BY LAW.
You agree to defend, indemnify, and hold harmless Utah ADU Builder from and against claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of your misuse of the Site or violation of these Terms, to the extent permitted by law.
These Terms are governed by the laws of the State of Utah, without regard to conflict-of-law principles. You agree that exclusive venue for disputes arising out of or relating to these Terms or the Site will be the state or federal courts located in Utah, and you consent to personal jurisdiction there, except where prohibited by law.
We may update these Terms from time to time. The “Last updated” date shows the latest revision. Your continued use of the Site after changes become effective constitutes acceptance of the updated Terms.
