ADU utilities, inspections and handoff
Resolve service capacity early and collect the documents you will need after construction.
Before design is finalized
- Ask providers about water, sewer and electrical capacity, connection location, metering and lead times.
- Locate recorded easements and verify trenches will not conflict with access or mature trees.
- Get utility work and any off-site improvements into the budget rather than assuming a short connection.
During construction
- Keep inspection records, approved changes and photos of concealed utility routes.
- Track permit conditions and deferred items in one shared checklist.
- Agree how service interruptions to the occupied home will be scheduled.
At handoff
- Collect final approvals required by the city, approved drawings, equipment manuals and warranty contacts.
- Walk through shutoffs, breakers, filters, ventilation controls and alarms.
- Record incomplete work, responsible party and target date; confirm any rental registration separately before occupancy.
