What each screen shows

  • Internal and detached ADU answers (Likely, May be possible, Highly unlikely or Not enough information) with the one reason that decides each.
  • The rule trace: every check, the Utah Code section or city source behind it, and the date the city’s rules were last reviewed.
  • A lot plan from the county parcel outline and mapped building footprints, with edge lengths and lot coverage.
  • Site checks against FEMA flood maps, Utah Geological Survey fault, liquefaction and landslide maps, and the state’s high-risk wildfire property map.
  • A plain-text summary you can copy into a listing note, an appraisal comment or a loan file, with a link back to the full screen.

The listing summary

Look up the address on the map and choose Copy listing summary under the result. The format looks like this (example address):

ADU potential: 123 Example St, Orem, Utah (preliminary screen, rules in force Oct 17, 2026)
- Internal ADU: Likely. Orem sets no separate minimum lot size for an internal ADU; the home must sit on a legal lot.
- Detached ADU: May be possible. The recorded lot size of 11,318 sq ft meets S.B. 284's 11,000 sq ft floor...
From public parcel records, the Utah Code and dated city research by Utah ADU Builder. Not a permit or city approval; confirm with the city.

Limits

A screen is planning information from public records, the Utah Code and dated city research. It isn’t a permit, an appraisal, a zoning verification letter or legal advice, so don’t describe a property as approved for an ADU on the strength of it. Rules change: each city page shows when it was last reviewed, and the change log lists new ordinances. For a firm answer, ask the city for a zoning verification.
